MINOT – The Planning Board has given final approval to Marc Fournier’s Simion Road subdivision.

Fournier’s engineer, Rick Valentine of SurveyWorks, explained that while the subdivision plan shows five lots, practically speaking, it only adds three new immediately buildable house lots. These three lots, each three acres or larger, front on Simion Road. Included in the plan are a two-acre lot cut-off from the property, and a 43-acre lot with 144 feet of frontage on Simion Road that may be developed in the future.

Much of the Planning Board’s discussion focused on water runoff because the subdivision is situated on a flank of Hersey Hill and within the Lake Auburn watershed.

Acknowledging the developer’s efforts through buffers and deed restrictions to minimize impacts from the three front lots, the Planning Board stopped short of ordering a full-blown storm water study but took note that any proposal to develop the 43 acres would trigger a study.

Fournier said he has been in consultation with Auburn Water District Director Norm Lamie, dating back to before he purchased the land, and the plans as presented to the board were found acceptable by Lamie.

The board also met with Thomas Snow, a resident of the Orchard Estates subdivision located off Center Minot Hill Road, to resolve inconsistencies in a subdivision plan.

Snow said the subdivision developer had placed his neighbor’s well on Snow’s side of the property line by about 40 feet. He said the developer had also built his neighbor’s house too close to the lot line.

Snow said he intends to sell his neighbor enough land to right matters. The board instructed Snow in what has to be done to amend the subdivision plans.
