MINOT – The Planning Board on Tuesday night voted to send a letter to the Hebron Planning Board regarding Harry Ricker’s Allen Farm subdivision.

Ricker is seeking Hebron’s approval for a seven-lot subdivision, the heart of which lies in Hebron but with acreage that runs across town lines into Minot and Turner.

Minot’s interest is more than passing since the front three acres of Lot 7 of Ricker’s subdivision lies in Hebron with the back 22 acres in Minot; and it appears the house on the lot will be built in Minot.

The Minot board’s letter lets Hebron planners know it is comfortable with having a house built in Minot that uses access to appropriate road frontage in Hebron but wants assurances that only one house will be built on the lot and wants that house to be built clearly and fully in one town or the other.

The board also approved Wayne and Joni Slattery’s plans for a farm stand-hardware store to be located on the outskirts of West Minot village off Route 119, across from the East Oxford Road.

The site permit allows the Slatterys to construct a 50- by 100-foot building on six of their 24 acres. According to plans, the first floor of the two-story building will be divided into a farm stand and a hardware store with a residence above the commercial space.

In other business, meeting with Norm Chamberlain to review developer Bill Turner’s plans for Verrill Homestead, located off Grange Avenue, the board advised Chamberlain against building the 12-lot subdivision in two phases as it was not practical to construct a proper road and cul-de-sac turnaround where he might want to place it. Regarding the subdivision storm water plan, the board advised that the developer’s best bet would be to secure final Department of Environmental Protection approval before bringing subdivision plans to the board for its approval.
