MEXICO – At Wednesday night’s Board of Selectmen meeting, Town Manager John Madigan introduced two Planning Board amendments to the town’s land management ordinance.

The documents were drafted after the discovery that the ordinance lacked provisions for nonconforming lots on its dimensional requirements page.

The first amendment creates a minimum lot size/density of between 5,000 and 7,500 square feet with water and sewer. Additional space and bulk standards would require a minimum of 50 feet of road frontage, a minimum 25-foot front setback, 15-foot minimum side and rear setbacks, and a maximum structure height of 45 feet.

The second amendment reads: “Upon request, a variance may be approved for 6-foot side and rear setbacks on nonconforming lots by the Planning Board and abutters.”

Explaining the need for such a variance, Madigan said, “If you have a 50-foot-by-50-foot lot and have a 25-foot setback, that’s an awful skinny house.”

A public hearing has yet to be set to gain input from residents before voting takes place in November.
