FARMINGTON — A plan to build a five-condominium development near downtown will come before the Planning Board at 6 p.m. Monday, May 9, at the Municipal Building.

William Marceau will present his proposal to construct Riverview Condos behind his Foothills Management and Development office at 223 Main St.

Two condominiums are planned on each of two floors, with a fifth condominium on a walk-out or daylight basement level. Each floor is about 1,600 square feet, he said.

Each of the energy-efficient condominiums would contain two bedrooms, one and a half baths and a living space with deck and double doors that face west and provide views of Prescott Field and the Sandy River.

A Wheel-O-Vator lift unit, a cross between an elevator and a mechanical seat that goes up the stairs, would be installed to transport residents from one floor to the next, he said.

The homes are planned for ages 55-plus and offer an easy walk to the downtown stores and post office, he said.

Marceau and Buzz Davis have started their own construction company called Farmington Quality Builders. Marceau said he would use the company, including employee Warren Scott, to build the units and hopes to begin construction by June 1.

A condominium association is being set up and Marceau plans to sell each unit for around $175,000, he said.

In other business, the board will consider Joseph Paradis’ plan to sell a portion of the north entrance of the Front Street parking lot, a space 50 feet wide by the width of the lot.

The sale needs to come before the board because the space is part of a subdivision and the sale would modify the subdivision application.
