MECHANIC FALLS — Town Manager Vic Hodgkins announced Tuesday that a purchase and sale agreement was reached with Pythia of Portland on the former medical building at 22 Pleasant St.

The sale price of $450,000 includes the one-story building and additional parking in Depot Square.

Hodgkins said talks with the limited liability company had been going since November 2021.

He said he was told a quick service restaurant is likely the new tenant, pending approval of a site plan by the Planning Board. One of the conditions in the agreement is Planning Board approval of the project.

In November 2017, residents voted to buy the former medical building for $275,000 as part of a $500,000 bond. The plan was to renovate it for municipal offices, the public library and Police Department and pay off the municipal building bond. But delays in getting federal approval for the construction costs prevented work from starting.

In 2018, a structural engineer’s report revealed the building was too small to house all the town departments, in particular the Police Department and the library.

In June 2019 the town decided to put the building on the market.
