NEW GLOUCESTER – On Tuesday, public hearings were set for two subdivisions that are before the Planning Board.
William Chapman’s nine-lot subdivision application for Rockwood Acres was deemed complete, subject to adding several details to the plan, agreed the seven-member board.
The open space subdivision of 23.97 acres is located off the Witham Road with 5.14 acres of wetlands. The parcel is located in the groundwater protection overlay district in the rural residential zone. A public hearing is scheduled for May 20.
Rodney Boyington of Gray proposed a 13-lot subdivision off Route 26 and got the OK to proceed with a public hearing on May 20, also.
The clustered subdivision includes an engineered road design that will be built to town standards, making it feasible in the future for possible acceptance as a town road.
A road maintenance agreement is required for future lot owners, once the plan is approved. In addition, the land will be taken out of tree growth protection and penalties paid when the Planning Board takes final approval action.
The parcel includes 32.64 acres divided into 1-acre lots with about 1.97 acres for a roadway. Seventeen acres is reserved for open space.
