Neighbors question whether the development would allow mobile homes.

POLAND – The Planning Board approved the preliminary plan for a 14-lot subdivision Tuesday night, but not without questions from neighbors.

Kimball & Corcoran Inc. must hire a certified consultant to ensure the town that the new access road, Hill Valley Road, that would end in a cul-de-sac, is built to town specifications. There is a concern because the road would be built at a 10 percent grade. “It’s in the interest of the town to make sure it’s done the way it’s supposed to be,” said Planning Board Chairman Larry Moreau.

Scott Hefner owns a home on land that abuts the proposed subdivision, Tiger Hill Acres, off Tiger Hill Road.

The proposed development also abuts the Oxford town line. Hefner asked questions that included whether the lots would be occupied by mobile homes, prefabricated structures or stick-built houses.

The immediate response was that it was undetermined which type of housing would occupy the lots, or if a combination of two or three kinds might go into the proposed community.

Planning Board member Susan Ellis asked for a yes or no answer to the questions of mobile homes.

Engineer Tom Dubois, representing the developers, said his clients are not interested in placing mobile homes on the lots but the option remains open.

There are two existing mobile homes near the entrance to Tiger Hill Acres that are not part of the proposed development.

He said that if they affect the marketability of the lots, they could be sold for other than stick-built housing. “The 1,000-square-foot minimum at least keeps us out of the small single-wides,” Dubois said.

“We as neighbors have no choice. We have no control over it. People moved here because they wanted a rural lifestyle. People moved here because they liked the quiet the country has to offer,” Hefner said.

He then asked what noise levels from construction equipment would be tolerated and at what times.

Moreau said the board would not discuss acceptable noise levels and times because the town has a noise ordinance.
