RANGELEY – The Planning Board approved the preliminary application for the Quimby Pond Overlook subdivision.

Rick Jones of Jones Associates, on behalf of Don and Dick Morton, presented the preliminary application last week. The parcel is 267 acres, and approximately 55 acres will be developed into 14 lots ranging in size from 1.9 to 7.9 acres each. The planned subdivision includes a 20-foot wide road and two hammerhead turnarounds.

Abutter David Handy indicated a possible desire to buy the lots next to him.

“It is just so lovely the way it is. Nothing is behind me now, but Canada,” he said.

Another abutter, John Cannizzaro, was concerned about the relocation of the snowmobile trail from the middle of the Mortons’ parcel to his property line.

After approving the initial application, the board requested copies of the finalized deed restrictions and property covenants and is expected to hear the final application Feb. 12.

Paul and Ruth Anderson of Augusta presented their proposed Idlewood Condominium Subdivision amendment. The subdivision on Route 4 has nine cabins, three of which are owned by the Andersons, and they are requesting permission to renovate them.

Paul Anderson described them as “efficiency cabins in great disrepair.”

The Andersons propose to rebuild the cabins and enlarge them about 30 percent. The improved properties will look similar to the other cabins in the subdivision, Paul Anderson advised.

Two positions on the Planning Board are currently open. Applications have been received from Joe George, Tom Sullivan and Pete Fox. The Planning Board plans to make a recommendation to the selectmen after their Feb. 12 meeting.

The Planning Board meeting will be at 6:30 p.m. Feb. 12 at the Rangeley Town Office.
