MINOT – The Planning Board ruled Tuesday night that a West Minot Road resident’s plan for his property requires a site plan review.

Richard Beaudoin said he wanted to build a woodworking shop on his Route 124 property, a 1.5 acre lot just to the south of Millett Road. He would like it considered under the home occupation provision of the town’s land use ordinance.

Beaudoin, who lives in a house on the lot, said he wanted to open a carpentry business, doing custom work, cabinets and the like, and probably would hire a partner.

He said an outbuilding on the property was too small for his needs and would like to apply for a building permit for a 1,600-square-foot building to house his business.

Planning Board Chairman John Geismar said in order to be considered under the home occupation provision, the building could be no larger than 800 square feet. He also pointed out that if Beaudoin could purchase an additional two acres, with another 50 feet of road frontage, he could apply for a site review of his plans for the property.

In other business, the board met with Code Enforcement Officer Ken Pratt to review progress on some of the apparent land use violations he was currently working on.
