RANGELEY – The Rangeley Planning Board approved an additional sign for the Collectors’ Cabin and Gallery.

The new owners, Frank Jandreau and Phil Maguire, purchased the Christmas Classics and Collectibles store in January 2004 and have since changed the name.

The additional sign will be approximately 6 square feet and will be hung over the entrance to the Art Gallery side of the store. The Planning Board approved the request by a vote of 3 of 5.

The Planning Board approved the lateral expansion of a property belonging to William and Judith Soule, which is situated at 216 Rumford Road on Rangeley Lake. The planned expansion will combine a 642-square-foot camp and a 110-square-foot shed into one structure and the camp will be expanded by the allowable 30 percent volume.

The Planning Board heard the preliminary application of the Quimby Farm subdivision proposal. Rick Jones of Jones Associates presented the application for the division of the 20.3-acre parcel.

According to Jones, the property will be divided in 12 lots ranging in size from one to 2.5 acres each. The plan includes the addition of the Quimby Farm Road, which will be 20 feet wide and includes one hammerhead turn-around.

The Planning Board will conduct a site visit to the property at 3 p.m. on March 22. The board requested that the site plan include Inland Fisheries and Wildlife information regarding the deer wintering areas on the property.

The public hearing on the proposed subdivision will be held at 6:30 p.m. on April 14 at the Rangeley Town Office.

The Planning Board will hold a public hearing on the proposed Swiss Colony Cottage Association. The year-round seasonal property, currently owned by Phillip Perreault of Bel Air, Md., is on Route 4.

Perreault’s proposal does not include any structural changes to the three buildings on the 1.17-acre parcel, but would result in a change in legal status of the property so that two of the three cabins could be sold. Prior to approval, Perreault would install a new septic system for the two smaller cabins.

Perreault plans to maintain the main house, and the septic system for that structure is currently operational. The new septic system design will allow for future expansion of the two smaller cabins.

The Planning Board had previously requested copies of the septic system design, a letter of agreement regarding the association from the mortgage holder, a property inspection and a covenant to address the shared common dock usage and the presentation of these items is expected at the public hearing.

A public hearing to be held at the Rangeley town office has been scheduled for at 6:30 p.m. March 24. The next Planning Board meeting will be held at 6:30 p.m. on March 24 at the Rangeley Town Office.
