RANGELEY – The Planning Board tabled an application for the Swiss Colony subdivision after hearing from the public this week.

The year-round seasonal property on Route 4 was built in the 1920s and is owned by Phillip Perreault of Bel Air, Md. His proposal would allow for the sale of two of the three cabins on the 1.17-acre parcel.

Abutter Paul LeBlanc said the main problems with the project are vehicle and trailer parking and that he and Perreault own the boathouse.

Perreault’s property is accessed from a right of way on LeBlanc’s property and does not have any road frontage. His application indicates he does not plan to include covenants to allow dock/boathouse use by others.

Abutter Bob Daviau said, “I am totally opposed. These are all nonconforming structures and this would artificially raise the bar [on property values]. This is an overburdening of the right of way”

According to Perreault, under his proposal, there will be a “greater pride of ownership and property use may be less.”

The discussion was tabled, at the request of Chairman Brian St. Louis so the board could review the materials presented and the “maximum effects” of the project.

The board reviewed the preliminary application of the Quimby Farm subdivision.

Rick Jones of Jones Associates presented the application for the division of the 20.3-acre parcel. The property will be divided into 12 lots ranging from 1 to 2.5 acres.

“We have met all the town’s standards. Only 3.75 acres of the property can be cleared for development,” he said, when the wetlands, setbacks and phosphorous buffers are considered.

The public hearing on the subdivision will be held at 6:30 p.m. April 14 at the town office.

Randy Goodwin presented a proposal for the Village Woods subdivision, which will be located on Loon Lake Road. The 31-acre parcel is owned by Roger and Diane Haines, but is under contract with Dave Roadway and Randy Goodwin. Roadway and Goodwin plan to create 11 lots of approximately 2.5 acres each and maintain the home on the property with six acres.

The public hearing on the subdivision will also be held at 6:30 p.m. April 14 at the town office.
