MINOT – The Planning Board Tuesday night learned of plans for two new subdivisions and a commercial establishment.

The board accepted Wayne and Joni Slattery’s site permit application to construct a 50- by 100-foot building on about 7 acres of their 23 acres on the outskirts of West Minot village off Route 119, across from East Oxford Road.

According to their plans, half of the building will house a hardware store with the other half used as a farm stand/bakery.

The two-story building will have a residence above the commercial space.

Board members noted that the building’s location lies within the comprehensive plan’s recommended village area and is just the sort of development the plan envisions.

The board agreed to walk the site on April 18 and scheduled a public hearing at 7 p.m. May 4 at the town office.

Norm Chamberlain of Taylor Engineering presented preliminary plans for the Verrill Homestead subdivision off Grange Avenue.

The plan shows 12 lots, all between two and three acres, along a road that runs up the slope of Pottle Hill. Chamberlain noted that three of the proposed lots are not owned by Maine Source, the developer/owner, but are included as they are part of the original Verrill parcel.

Road Manager Arlan Saunders questioned the safety of the subdivision road’s steepness as it enters the cul-de-sac. The grade just meets the ordinance’s 12 percent limit but rises, dips and curves caused Saunders’ alarm.

Chamberlain noted that the project will require a Department of Environmental Protection storm water permit.

The board expressed concern with Chamberlain’s comment that the DEP’s approval of a plan to control runoff through a system of buffers and turnouts would require a homeowner’s association that would be responsible for maintaining the system and for re-licensing it every five years.

The board accepted the application and scheduled a site visit April 25.

The board also met with Peter Wallingford to discuss his plans to develop a three-lot subdivision on land owned by Howard Woodward. Woodward’s property lies along Brighton Hill Road.

Wallingford was directed to contact Code Enforcement Officer Ken Pratt for information that he will need to submit a formal subdivision plan.
