MINOT – The Planning Board will hold a public hearing on the Verrill Homestead subdivision at its August meeting, provided developer Bill Turner delivers complete subdivision plans to the town office by July 21.

Turner and his project manager, Jeanette Hayes, an engineer with Carroll Taylor Associates, presented plans Tuesday night that detailed measures to handle storm water runoff from Summit Drive, the road proposed to serve the 12-lot subdivision.

Hayes explained that the Department of Environmental Protection wanted the Minot board to hold a public hearing on the plans before they are submitted for DEP approval.

Planning Board Chairman John Geismar noted that while the plans addressed the road’s contribution to water runoff, they failed to account for the effects of future lawns, driveways and houses.

“In considering the subdivision, we have to know what is happening on each lot. The board has to anticipate what development of the 12 lots will do,” said Geismar.

The public hearing on the Verrill Homestead subdivision, located off Grange Avenue, will be held at 7 p.m., Aug. 1, at the town office.

The board also met with Code Enforcement Officer Ken Pratt to discuss whether developers of the Center Minot Heights subdivision had addressed the board’s concerns with the subdivision’s road and a storm-water retention pond that also serves as a fire pond.

The board approved changes made during construction to plans for Highland Avenue, based on engineer Chris Branch’s letter assuring the board that the road was acceptable.

However, the board told Pratt to hold off issuing occupancy permits for houses in the subdivision until it receives revised “as built” plans for the fire pond.

Pratt also told the board that the recent decision to allow a house to be built in Minot with its road frontage in Hebron has drawn inquiries from three or four owners of lots that sit astride Minot borders.

Geismar noted that permission was given for the development of Harry Ricker’s lot because it is part of Allen Farm subdivision, which is being overseen by Hebron.
