NEW GLOUCESTER – The Planning Board gave final approval to one residential development and preliminary approval to another Tuesday night.
Margaret and Stewart Park got permission to develop 11 house lots on roughly 27 acres off Route 100.
It would be accessed by Park Place road, and agent Steve Roberge of Augusta said it would be done in stages.
A performance guarantee is required, along with a declaration of restrictions and the Homeowners Association bylaws. The final plan must show the location of the fire protection easement area and cistern along with a fire protection easement granted to New Gloucester. A fire protection performance guarantee must be finalized with town officials.
Randy Atkins’ six-lot Berryfield Estates is proposed for about 33 acres off the Tufts Road from the Penney Road. Final approval reviews will take place after a public hearing Oct. 17.
Agent Jason Farthing of Survey Inc. of Windham agreed to provide letters addressing comment from Maine’s Department of Inland Fisheries and Wildlife and Maine Historic Preservation Commission regarding unique habitat and archeological or historic significance.
An agreement is under way with the Royal River Conservation Trust to purchase and develop the common open space area for public walking paths to the Royal River.
