AUBURN – A proposed Minot Avenue medical office building got the nod from the city’s Planning Board on Tuesday.

Central Maine Medical Center can proceed with a 6,200-square-foot building for the Minot Avenue Family Medicine building at 789 Minot Ave., just east of J.L. Hayes and Company. That clears the way for building plans and designs to be drawn up.

Staff’s biggest concern was traffic from the building. The project will bring in about 30 more cars to the area during peak traffic times.

Daniel Riley, of engineering firm Sebago Technics, said the designers made the building’s driveway to match the Dunkin’ Donuts across Minot Avenue to cut down on traffic conflicts and lengthened the building’s parking lot driveway. That gives cars waiting to leave more time, he said.

He didn’t expect the building would change traffic patterns much early in the morning or at night, however.

“It is a doctors’ office, and it will have doctors’ office hours,” he said. “We don’t expect it to be open especially early or late.”
