HAMPTON, N.H. (AP) – Here’s something new for those who covet beachfront real estate but don’t have the means buy a second home. Developments of “contels” – motel-sized, furnished rooms that lack full kitchens are being offered as lower-priced alternatives to condominiums in Hampton and Seabrook.

Chuck Bellemore has turned the Royal Hampton Hotel into contels and also has developed more contels in Seabrook. “Condominiums are typically bigger, more expensive. (Contels) meet the needs of the average family. They’re much more affordable,” he said.

Contels are cheaper because they are smaller and cannot be used as a primary resident.

They also have only refrigerator and microwave

In Seabrook, units at Bellemore’s Shore Club development, half-a-mile from the beach, range from $129,900 to $139,00 and are equipped with a patio or balcony, full bathroom, refrigerator, sink and counter space for a microwave.

Prices for contels in Hampton range from $99,000 to $250,000 and higher.

There are several plans for more contel developments before Hampton’s planning board.
