DIXFIELD – This town’s 1,800 property owners can expect updated assessments and an estimated tax in June.
Assessor John O’Donnell and Associates of New Gloucester has nearly completed the revaluation process that began last summer, said Town Manager Tom Richmond.
A report on O’Donnell’s work and the timetable for property owners to challenge new assessments, if necessary, was presented to selectmen on Monday.
“His personnel are excellent. I have a lot of faith in them,” Richmond said Tuesday afternoon. “People will understand how values were reached.”
The work will cost the town $136,000, money raised at town meetings over several years. The last time Dixfield saw a complete revaluation was in 1990, Richmond said.
Properties are valued at about 70 percent of market value now.
Still remaining to be assessed is the town’s largest employer, Irving Forest Products.
Richmond said the real estate for the company was valued at about $2.5 million years ago. Personal property, such as machinery, had a value of nearly $16 million. Both figures are expected to rise once the revaluation is complete.
He said Irving is expected to submit a list of personal property to the town in the next few weeks, and O’Donnell is expected to assess the firm’s real estate. If the town disagrees with the personal property submission provided by Irving, then an outside assessing expert may be hired.
Once people receive their new valuations, hearings for those who disagree with the numbers will be set with O’Donnell’s team in July. A final assessment of all properties is expected to be submitted to town officials by July 31.
The property valuations will be used when tax bills are sent out in the fall.
