Nearly two years after construction started on an 11-acre, 14-unit condo development for people 55 years old and older in Poland, the project’s New Hampshire developer has decided to drop the age restriction in an effort to spur sales.

Situated at Brown Road and Girardin Lane, Poland Place was slated to be the town’s first condo community for people at or close to retirement age. Developer Jerry Bowes had created similar communities in southern New Hampshire and noticed that no 55-plus development seemed to exist in Poland, where he owns a summer home.

The first two-bedroom, ranch-style home was completed just about the time Maine’s housing market started to soften. The units originally started at $209,900.

Bowes lowered the asking price and offered incentives, including free condo fees for a year. When that didn’t help sales, he decided to drop the age restriction and open the units to all buyers.

The units now start at $149,900. One has been sold. Two others are being completed and the remaining 11 have yet to be built.
