AUBURN — A rule change that would allow city golf courses, ski areas and other major recreation areas to build hotels, shops and other kinds of developments on-site gets a public hearing Monday.
City councilors are scheduled to review the change proposed by Martindale Country Club owner Jim Day at their 5:30 p.m. workshop. It’s scheduled for a first reading vote at the 7 p.m. regular meeting.
Councilors would need to approve the change at a second public hearing if they approve it Monday night.
Martindale neighbors say they are worried that building a hotel would reduce their property values and make their residential neighborhood too busy.
“We have no guarantee that a hotel would be an economic success, but it would certainly change the character of our neighborhood,” said Michelle Jacobus of 564 Beech Hill Road. “It feels kind of like an impulsive idea, like flying blind.”
The rule change would let developers apply to create planned unit development for recreation and residential uses on top of existing zoning codes anywhere in the city, including residential areas and the city’s agriculture zone.
The developments would have to be tied to major recreation areas larger than 100 acres and would need to be on the city sewer system.
Councilors reviewed the proposed rule change at an April 30 workshop meeting. City Planner Eric Cousens told councilors that the change is not tied to any one development even though it’s being brought up by Day. It would create a process that would allow Day — or other developers in the city — to apply for zoning to build a hotel.
Jacobus said she’d be happier if the process councilors are voting on Monday required developers to get more specific traffic studies and economic forecasts.
“We move here to live in a quiet residential neighborhood, not in a commercial or a business zone,” she said. “The idea of turning the neighborhood into a recreation development is aversive to us.”
