Caryn Dreyfuss has been a broker with Morton & Furbish Real Estate for 21 years. She lives in Rangeley Plantation on 82 wooded acres with views of Mooselookmeguntic Lake, Toothaker Island and surrounding mountains. She works primarily in the Rangeley area, and northern Franklin and Oxford counties.

What brought you into real estate as a career and what keeps you in it?

I am a people person. It makes my heart happy to help buyers and sellers achieve their real estate goals. When you love what you do for a living, you never work a day in your life.

What else do you like to do outside of work?

The Rangeley area is beautiful, and I feel lucky to take advantage of what the region has to offer throughout all four seasons. I enjoy being outdoors, walking, hiking and snowshoeing.

When you are working with sellers, what are the top things you suggest they repair or upgrade before selling?

First impressions are everything. Make sure your home is neat and tidy. Declutter and depersonalize, like putting away all of the family photos.

What is the #1 piece of advice you have for buyers these days?

Whether you’re buying your first home or purchasing a vacation home, it is a big purchase and a big commitment. Make sure to look at all of the properties in your price range, so that you can make an informed decision.

What is the #1 piece of advice you have for someone considering putting their home on the market in 2026?

Work with an experienced real estate agent who knows their market, has many sales with a proven track record and is affiliated with a local agency who is active in their community.

What brought you into real estate as a career and what keeps you in it?

I was drawn to real estate in the Western Maine mountains specifically, because I want

to help others have what I was lucky enough to experience growing up—the “upta camp” lifestyle that sparks a love for the outdoors. Helping people find that same sense of place and connection is what keeps me passionate about this career.

What else do you like to do outside of work?

I love exploring with my two dogs, Roscoe and Charley. I enjoy all types of outdoor recreation as well as a good bonfire and time with friends and family.

What is the most rewarding part of the purchase and sales process for you?

Ensuring the process is fair and smooth, and seeing both the buyer and seller walk away feeling they truly got the value they were looking for.

Where is your favorite place in Maine and why?

My favorite place in Maine is my own front porch in Rangeley: crossword in hand, tossing a tennis ball for Charley while Roscoe naps at my feet. The view is beautiful, the company is perfect and the quiet is unbeatable.

What brought you into real estate and what keeps you in it?

I originally took real estate courses many years ago simply to better understand the process in case I ever purchased a home. I was hooked from day one.

What do you enjoy outside of work?

Over the years, I’ve taken full advantage of everything the Rangeley area has to offer—downhill and cross-country skiing, hiking and boating. These activities have allowed me to explore and appreciate every corner of our special region.

What is the most rewarding part of the purchase and sales process?

I’m not a pushy salesperson. I truly enjoy showing real estate and sharing the unique perks of each property and neighborhood. The most rewarding moment is when I see a client’s eyes light up—it’s the signal that they’ve found the right place, and I know I’ve done my job.

Where is your favorite place in Maine and why?

The Corner Bar, located at the corner of Main and Pond Street, is my favorite spot. It’s our family-owned business and a warm, welcoming place to meet and greet family, friends and customers.

What top repairs or upgrades do you recommend to sellers?

Selling a home is a significant undertaking, and most people only do it once or twice in their lifetime. I provide a seller’s handbook that walks homeowners through the entire process and serves as a helpful reference from listing to closing. I typically don’t suggest that sellers invest heavily in repairs or upgrades before listing. Instead, I emphasize the importance of decluttering and keeping the interior neat and clean, especially the entryway, since first impressions can make or break a showing.

What is your #1 piece of advice for a vacation home buyer?

After decades in real estate, I’ve seen many ups and downs in the market—but it always comes back. Owning property in the Rangeley Lakes Region is not only a joy, but also a wise long-term investment.

What brought you into real estate as a career?

I grew up with a deep appreciation for the way the right home can truly enrich a family’s life. Working in real estate gives me a chance to help people find that meaningful place of their own. For me, the greatest reward, whether my client is buying or selling, is knowing I was able to play even a small part in an important chapter of their real estate journey.

What else do you do outside of work?

I stay busy with daily walks through the woods with my dog, Franklin. Winter months I enjoy skiing, snowmobiling and pond hockey. In the summer you can find me golfing and enjoying the beautiful Rangeley Lakes region.

What is your favorite place in Maine and why?

Town & Lake Motel in Rangeley! It’s where so many of my best childhood memories were made during the summers and winters my family spent there.

When touring a home, where is the first place you are looking and why?

Before stepping in a home, I always look at the overall exterior condition starting with the roof and siding. This is a big indication of how well the property has been cared for.

Working with sellers, top things you suggest they repair or upgrade?

I always recommend the sellers start with simple but important repairs: fresh paint, minor cosmetic touch-ups and taking care of any small but noticeable issues. Cost-effective updates can go along with a buyer’s first impression.

What is your top advice for a vacation home buyer?

Think long term how you plan to use the property. Personal use, rental income, or both? Finding the right property that aligns with your personal goals will make the investment rewarding.

Shawn Russell is one of the top producers in the Rangeley Lakes region and all of Franklin County. In 2025, he closed over $12 million in total gross volume, working with more than 30 buyers and sellers in the process.

What brought you into real estate as a career and what keeps you in it?

When my wife, Brittany, started working in the rental agency at Morton & Furbish, we decided to take the real estate course together. I loved the course, and decided to pursue real estate full time not long after. I really enjoy the challenge of helping my clients achieve their goals; that challenge keeps me going. I love helping others and it’s extremely satisfying work. The team at Morton & Furbish is also a huge reason why I’m sticking with it. We have a great work environment and I wouldn’t want to be anywhere else.

Where is your favorite place in Maine and why?

For me, it’s Rangeley. I love water, snow, good restaurants and scenic views. Rangeley offers all of that, and more. Jumping off the boat on Rangeley Lake on a hot summer day and snowboarding the trees at Saddleback on a powder day are my favorites.

When you tour a home with buyers, where is the first place you are looking at and why?

For camps, I usually look underneath them first, haha! For a house with a view, I like to sit in the living room and envision myself living there. For a house on the water, I like to get a sense of the entry to the water: if it offers deep water access, what it would be like to keep a boat there or have a dock system, etc.

When you are working with sellers, what are the top things you suggest they repair or upgrade before selling?

Simply getting the house professionally cleaned before showings or an open house is a game changer. We are so thankful for our housekeeping team, they are truly amazing. It’s really dependent on the home, though. If it were me, upgraded cabinets and appliances in the kitchen and bathroom upgrades significantly enhance the overall experience and first impression of the home.

What is the #1 piece of advice you have for a vacation home buyer?

If you plan to rent when you’re not using, talk to someone experienced in selling short-term rental properties to provide you with accurate information that will help with understanding potential revenue, when to rent and when to use, the ins and outs of the business. From there, it is much easier to dial in a search.

What is the #1 piece of advice you have for someone considering putting their home on the market in 2026?

Base your list price on recent price-to-solds, not for-sales, and do not rush the presentation. Your first impression is the most important part to nail, and when the listing goes live, that is when the most amount of eyes will see it. If the presentation is perfect and the pricing is correct, a great deal of energy will be created. A few days on the market doesn’t necessarily mean you left money on the table – you may have created fear of loss instead.

Melissa Shea is a Maine native and a registered Maine Guide. She lives in New Vineyard and specializes in Franklin, Somerset and Oxford counties.

What brought you into real estate as a career and what keeps you in it?

I was drawn to real estate because I love being outdoors and meeting new people interested in joining our community. Every day can present a new opportunity or challenge and I love learning new facts about home loans or buildings and zoning.

What are your passions outside of work?

I’ve been a registered Maine Guide since 2010 and volunteer with Maine Search and Rescue Dogs and Franklin Search and Rescue as the High Angle Ropes Team Leader. I lead hikes across Maine and as far as Everest Base Camp

Where is your favorite place in Maine and why?

My favorite place in Maine is my property in New Vineyard. I have an amazing view of Western Maine and forest trails to hike with my favorite K9’s.

What’s your #1 piece of advice for first-time home buyers?

Take the Maine State Housing home buyer course! It’s great information and can even help you with closing costs. And then when you go to tour a house, I always head to the basement to see the utilities—this is where the magic happens!

What is the #1 piece of advice you have for someone considering putting their home on the market in 2026?

I always suggest sellers put their very best foot forward. Sometimes it means waiting for the best weather for photos and sometimes it means a pre-inspection to get ahead of any surprises. They will also want to consult with a broker who knows the area, test their pricing suggestions and be open to their opinions.

What is the most rewarding part of the purchase and sales process for you?

The most rewarding part of a transaction is when your client sees their dream come true, whether it be a piece of land they will develop or a house they will soon make their very own home.

As a resident for over 30 years, Carolyn Smith specializes in Rangeley-area business, including Rangeley/Oquossoc, Sandy River Plantation, Dallas Plantation, Rangeley Plantation, Strong, Eustis and Phillips.

Tell us more about your passions for real estate and Rangeley.

I like to think I have the best job out there since I can be part of “making dreams come true.” I enjoy combining my long-time love of interior design and antiquing with the process of selling real estate. In my spare time, I like to spend time at the local theater in various capacities, as a director, actress, writer or producer. I try to balance my professional life with all the beautiful things that are available to me as a Rangeley resident: fishing, skiing, bowling, golfing, walking in the woods with my dog, Murphy, and spending time with family and friends.

Where is your favorite place in Maine and why?

My favorite place in Maine, without a doubt, is beautiful Rangeley. I have always thought that Rangeley was the jewel of Maine and everywhere here in this lovely town is magical. I consider myself so fortunate to live here and to have raised my family here.

When you tour a home with buyers, where is the first place you are looking at and why?

It’s common sense to look at the ffoundation, roof, neighborhood, or infrastructures of a property, but sometimes the most important thing to recognize is the vibe you get when you first see the property. I’ve had buyers drive up and tell me, “This is the one.”

What is the #1 piece of advice you have for a first-time home buyer?

First, decide on an experienced Realtor in your area that will guide you through the buying process and make an appointment with a local bank or lender. Find out what you can afford so you are not wasting your time looking at properties that are not a good fit financially for you. And, save your money! The more you can put towards a down payment, the lower your monthly payment will be.

What is the #1 piece of advice you have for someone considering putting their home on the market in 2026?

Work with a local Realtor who knows the area and the current market, someone with experience who can guide you through all the aspects of selling your home: preparation of your property, marketing, listing and selling price negotiation, appraisals, inspections and, finally, the closing process.
