NEWRY — Planners will continue work on Sunday River Ski Resort’s proposed 13-lot single-family residential subdivision at their 7 p.m. meeting Wednesday, May 4, in the town office.
Barring any unforeseen permitting problems, the resort has proposed to start construction in August on its Dreammaker Phase I project. The plan is to develop 13 ski-in/ski-out lots on nearly 28 acres of woodland adjacent to the South Ridge Town Homes development and straddling the Ridge Run Trail.
Resort agent and engineering manager Joe Aloisio, who served 21 years on the Planning Board, first presented the project to the board Feb. 16.
Abutters’ concerns were addressed at the board’s March 2 meeting and again at a public hearing March 16.
On April 6, the board found the application complete.
The resort has proposed that sprinkler systems will be installed in homes built on the lots. The homes will have full foundations and individual drilled wells and septic tanks.
The total cost of the two-phased project is estimated at $675,600. Roadwork and a ski bridge will account for the bulk of it, costing an estimated $622,600.
The resort is also seeking a site location of development permit from the Maine Department of Environmental Protection.
Other Planning Board agenda items include work on an amendment to the Grafton Notch Campground site plan, a Sunday River Road subdivision nullification, and the findings of fact for Bruce Manzer’s asphalt plant at Newry Corner.
In other business, Newry selectmen awarded the schoolhouse roof repair work at Monday’s board meeting to Bethel carpenter Doug Zinchuk, choosing his bid of $4,700, Administrator Loretta Powers said Tuesday.
She said Calderwood Engineering is also getting ready to create a bid package on this year’s capital improvement project to replace the Paine Bridge on Branch Road.
