CHESTERVILLE — Selectmen approved eight tax abatement requests and denied two others Thursday night.
The total reduction in valuation for the eight properties was $84,000.
Assessor Allan Gove of Van Tuinen Tax Assessing in Madison reviewed the list of requests with board members and gave explanations for each property.
Ryan Chamberlain asked for a $19,200 reduction on the $398,100 valuation of a camp on Chesterville Hill Road. Gove recommended reducing the value by $15,600, because even though it is a more primitive camp than originally thought, the valuation should be in keeping with similar properties.
Alan and Melinda Bickford, who own two lots on Archer Road, questioned the smaller lot being a buildable, stand-alone lot. Gove said it is a stand-alone lot but a shed listed had been removed. The Bickfords requested an abatement of $15,000 but Gove recommended $200, the value of the shed, based on his findings.
Edward Hastings IV requested an abatement on his Dutch Gap Road mobile home. Gove said Hastings wasn’t sure what the amount should be, but Gove determined the addition to the back is much smaller than estimated. He recommended an abatement of $14,800.
Amber-Jean Fuller’s lot along a brook on the Brown Road was listed as buildable, but Gove said according to Resource Protection guidelines, it’s a camper lot so he recommended an abatement of $18,600.
Margaret Cook, who owns two lots on Burroughs Road, brought deeds to show the actual acreage is nine, not 15, as listed by the town. Gove recommended reducing the valuation by $3,500.
A town property at 110 Ridge Road received a tax bill because of a typographical error, Gove said, so the $25,100 valuation should be removed. The error has been fixed, he said.
Clayton and Deborah Stanley’s camp on Adams Road was more primitive than estimated and Gove recommended the valuation be dropped by $5,200.
The lot on Dutch Gap Road owned by Deborah Harris is 1.7 acres smaller than it was assessed for. Gove recommended an abatement of $1,000, the amount she requested.
Gove said Ernest and Judith Soper requested abatements for 2013 and 2014 taxes for their Main Street property, after learning the acreage listed was incorrect. They requested abatements totaling $9,600, but state law does not allow abatements for previous years, Gove said.
