PARIS – A plan to redevelop a Newry bed and breakfast into condo units has been appealed to Oxford County Superior Court after it was rejected by town committees.
Jon Trudo and Leo Menard of Newry Redevelopment LLC of Saco are hoping to convert the former Black Bear Bed and Breakfast into a four-unit condominium. Two other 3,300-square-foot, four-unit condominiums would be built on the 5-acre parcel at 829 Sunday River Road.
The project would be done in three phases and would cost $1.7 million. The Planning Board denied a permit for the project in December.
Newry Development stated in the appeal that the matter was brought before the town’s Board of Appeals shortly after the denial. The company said dimensional standards set in the shoreland zoning ordinance don’t apply to the proposed development. It also made a request that the board alternately grant a variance to allow the conversion of the inn.
The Board of Appeals denied both the appeal and the variance last month.
Newry Redevelopment argued that the decision was “not supported by substantial evidence” and that the board did not file findings of fact in the matter. It asks that the decision be vacated and sent back to the Board of Appeals with instructions to grant one of its two requests.
