BETHEL – One subdivision and a series of improvements planned for the Sunday River Brewing Co. were approved by the Bethel Planning Board on Wednesday.

The brewing company’s plans include kitchen improvements and the addition of a new bar and an outdoor deck with a fire pit.

Planning Assistant Sarah Tucker said Thursday that the plans were approved with two significant conditions. One was that the restaurant and brewing company’s seating capacity may not increase beyond the 184 seats allowed now.

The second condition stipulated that the restaurant may not hold any form of outdoor entertainment without all necessary special amusement permits or licenses.

The Planning Board took no action on an application for the Mountain Valley Subdivision, which is proposed for Taylor Smith Road.

There has been some controversy surrounding the application. Abutting property owner Geoffrey Gaudreau has repeatedly requested that the developer, Western Maine Custom Builders, be required to erect a fence between the subdivision and his land.

A junkyard on his property, Gaudreau has said, could be dangerous for children in moving into the neighborhood.

Developer Francis Dumont at a Sept. 8 meeting offered to pay for half the fence or a vegetative buffer between the properties. The board asked Dumont and Gaudreau to work out the situation between themselves.

Tucker on Thursday said Gaudreau had taken no action on the matter.

The board also on Wednesday approved the Farwell Mountain Subdivision, a 13-lot, 32-acre project proposed for Swan Hill Road.
