RANGELEY – Only one Planning Board member attended Wednesday night’s meeting to hear presentations on an auto business and subdivision.

Judy Morton could not act on the requests because she was the only one of five planners there.

Allen Witford of City Hill Enterprises requested an amendment to his conditional use permit that allows him to run a snowmobile repair and restoration business on Route 4. He wants to do auto body repair and sell used automobiles and snowmobiles.

“The economics say you better start making some money,” Witford said.

He has operated his snowmobile repair business for about a year and has only serviced three snowmobiles. “I own about 80 antique snowmobiles and hope to open a snowmobile museum someday.”

Randy Collins of New Vineyard, on behalf of clients Michael and Joanie Callahan, said the couple wants to split their approximately 50-acre parcel on Quimby Pond Road into four pieces. They would retain 45.5 acres and create three lots of approximately 1.5 acres each. Two of the lots will have road frontage and one back lot will be accessed via a 50-foot right away from the road.

All of the subdivided lots, in the preliminary plan, will share one access point from Quimby Pond Road.

According to the zoning regulations, the back lot must be at least five acres so the Callahans would have to revise their proposal before submitting it to the board.

The next meeting is at 6:30 p.m. Jan. 14 at the Rangeley Town office.
