RANGELEY – The Planning Board granted Allen Witford permission to repair and sell used cars and sell used snowmobiles.

Witford operates City Hill Enterprises on Route 4 and has been operating a snowmobile repair business about a year. He requested an amendment to his conditional use permit and it was granted.

Patty Silvia said the property “is still within a scenic area and there is enough junk out in that yard.”

The Planning Board stipulated that no more than four vehicles be displayed for sale at any given time.

Abutter Don Morton had no objection to the change.

The board approved a request by Peter Perry, owner of two parcels in the Mingo East subdivision, to combine the two lots into one in anticipation of building a garage on the property line.

Rick Jones of Jones Associates, on behalf of Don and Dick Morton, presented the preliminary application on the Quimby Pond Overlook subdivision.

The parcel is 267 acres, and approximately 55 acres will be divided into 14 lots.

The plan included a 20-foot wide road, two hammerhead turnarounds, buffer zones and rerouting a snowmobile trail.

Each lot has been designed to have 15,000 square feet of developable property for building and driveway access.

“The property has no significant wildlife habitat, according to the criteria established by Inland Fisheries and Wildlife,” Jones said.

The remaining 212 acres “may be used for future development,” Morton said.

A public hearing on the subdivision will be held at 6:30 p.m. Jan. 28.

Board members Bob Silvia and Judy Morton will visit the proposed sight to gather additional information prior to the public hearing.

Jamie Eastlack presented his Quimby Farms Subdivision.

“There are currently a limited number of lots for sale,” he said. “People like to be between Oquossoc and Rangeley.”

According to Eastlack, the proposed subdivision “will have the Rangeley tax base and meet the demand for smaller building sites.”

The subdivision will include 13 lots that are between 1 and 2 acres.

The Planning Board is seeking an additional member. Those interested should contact Chairman Brian St. Louis at 864-2117.

Members must be registered voters, reside in Rangeley and be appointed by the Board of Selectmen.
