MINOT – The Planning Board Tuesday night gave final approval to Dan Carroll and Kurt Youland’s Center Minot Heights subdivision.

First brought before the board in November and reviewed at a December public hearing, planners delayed action on the 12-lot subdivision until they could have an independent engineer verify the findings of the developers’ storm water study.

A letter from Androscoggin Valley Soil and Water Conservation District engineers, dated Jan. 28, confirmed results of the storm water study and determined the developers’ storm water management plan met all applicable standards.

The board also noted receipt of a letter from Fire Chief Steve French stating that the developers’ planned on-site 72,000-gallon fire pond was adequate to serve the needs of the subdivision.

Mike Gotto of Technical Services Inc., representing the developers, addressed French’s concern with long-term maintenance of the fire pond, noting that the subdivision’s lot owners’ association will carry that responsibility.

The subdivision is situated on 78 acres off Center Minot Hill Road near Blossom Drive, with lots ranging from 2.73 acres to more than 21 acres.

While Center Minot Heights received final town approval, it still must submit to a Maine Department of Environmental Protection review.

In other business, the Planning Board, responding to requirements of the Community Development Block Grant urgent needs program, reviewed and approved the well project at the Minot Consolidated School. The school well failed in December and the town is seeking a $10,000 grant to help pay for a portion of the new well.
