RANGELEY – Bob Griscom, code enforcement officer, presented a couple’s plan to combine two structures to the Planning Board Wednesday.

The lateral expansion plan of William and Judith Soule at 216 Rumford Road on Rangeley Lake involves combining two structures (a 642-square-foot camp and a 110-square-foot shed). The camp would be expanded by the allowable 30 percent volume.

Bob Sehegan and Judy Morton, Planning Board members, will do a site visit of the property.

The board welcomed Joe George as a new permanent member and Tom Sullivan and Pete Fox, as alternate members.

The board heard an informational presentation on the proposed Swiss Colony Cottage Association. The year-round seasonal property, currently owned by Phillip Perreault of Bel Air, Md., is located on Route 4. Perreault’s proposal does not include any structural changes to the three buildings on the 1.17-acre parcel, but would result in a change in legal status of the property so that two of the three cabins could be sold.

Prior to approval, Perreault will install a new septic system for the two smaller cabins. Perreault said that he intends to maintain the main house and the septic system for that structure is currently operational.

The new septic system design will allow for future expansion of the two smaller cabins to accommodate three bedrooms each. The property abutters are Paul Leblanc, Tim and Pauline Lyons and Bob Daviau. The abutters have right of ways to access the water through Perreault’s property and the proposed common land of the association.

The Planning Board requested copies of the septic system design, a letter of agreement regarding the association from the mortgage holder, a property inspection and a covenant to address the shared common dock usage. A public hearing to be held at the Rangeley Town Office has been scheduled for March 24 at 6:30 p.m.

In addition, the Planning Board set a public hearing regarding the Collectors’ Cabin and Gallery sign expansion proposal for 6:30 p.m. March 10. The board will hold a workshop for new members to go over the needs of the Ordinance Committee, town’s Comprehensive Plan and the Planning Board’s direction and priorities. The workshop will be held at 6:30 p.m. March 3.

The Rangeley Planning Board will hold its next regular meeting at the Rangeley Town Office on March 10, following the Public Hearing on the Collectors’ Cabin and Gallery sign expansion.
