BETHEL – The Mountain Valley subdivision proposed for Taylor Smith Road remained a source of controversy at a Bethel Planning Board meeting Wednesday.

A group of residents showed up with concerns, Bethel Planning Assistant Sarah Tucker said. “The conversation centered on concerns over storm water runoff.”

At previous meetings, the outstanding issue was whether the Western Maine Custom Builders should have been required to erect a fence along the property of resident and junkyard owner Geoffrey Gaudreau. The board denied Gaudreau’s request.

The board on Oct. 6 also decided against a request Gaudreau made to have the Oxford County Soils Commission conduct a review of storm water plans for the development.

But after more concerns about the plans were raised Wednesday, the board voted in favor of the soils commission review, Tucker said.

The Department of Environmental Protection is already reviewing the plans.

Review of the second phase of the Will View subdivision proposed for Will View Road also continued Wednesday. The board took no action on the application, Tucker said.

In addition, two new subdivision applications were reviewed.

The first application, for a 13-lot subdivision on 22.9 acres off Chandler Hill Road, was submitted by Locke Mountain Real Estate Development LLC. The board accepted the preliminary application and scheduled a site walk on the property for 3 p.m. Oct. 27. A public hearing will follow at 6:15 p.m. in the town office meeting room.

The second application was for the Paradise Pines subdivision, submitted by Patricia Thurston for a 12.9-acre site on Paradise Pines Road. A discrepancy between the applicant’s name and the name on a deed for the 12.9-acre site prevented the board from accepting the preliminary plans, Tucker said.

A tentative site walk and public hearing were scheduled for Nov. 4, however. The walk will begin at 3:15 on the property, with the hearing to follow at 6:30 p.m. in the town office meeting room.
