LEWISTON – A rezoning plan to allow a big-box store development at Lewiston’s turnpike interchange will go to councilors with a thumbs-up from the Planning Board.

It’s the first stop in the regulatory process that should culminate in a 30- to 40-acre retail development.

Councilors will get two swipes at the rezoning plan, first at the Oct. 18 meeting and again on Nov. 1. Then it’s up to developers KGI to bring a site plan to the Planning Board for approval.

City Planner David Hediger said that could happen as soon as November.

“It’s really up to them and how quickly they can get the design work on it ready to go,” Hediger said.

Monday, planners agreed to change the zoning designation of the property from industrial to “urban enterprise.”

“That lets this kind of retail development, but doesn’t create a problem for some of the existing neighbors,” Hediger said. The area has professional office buildings as well as light industrial businesses on adjacent lots.

The site is directly across from the intersection of the turnpike exit ramp and Alfred Plourde Parkway. Currently, plans call for a shopping complex with up to two big-box anchor stores and a handful of “junior” tenants – things like restaurants and smaller retailers.
