LIVERMORE FALLS – Planning Board members approved a site plan review application for Dunkin’ Donuts with conditions, Code Enforcement Officer Paula Coombs said Thursday.

The board held a hearing Wednesday on an application submitted by Lawrence R. Bastian to renovate the former Skowhegan Savings Bank building on Main Street, across from Rite Aid, to a doughnut shop with a parking lot on an adjacent lot, Coombs said.

The proposal calls for the shop to have 24 seats, 12 tables and one or two tables that would be handicap accessible.

Coombs said the board’s conditions are for the applicant to get State Fire Marshal and Department of Agriculture approval, and to have the Department of Transportation sign off on the project.

There was a traffic study done, Coombs said, but so far all the board has received is verbal information and they want it in writing.

Initially, there was going to be 19 parking spaces but that has changed to 15 spaces so that more vehicles can get to the drive-through access, she said.

The driveway also is expected to be moved to be nearly opposite of Richardson Avenue.

Coombs said she is also requesting copies of receipts that show that abutters were notified of Wednesday’s public hearing.

The DOT is requiring that a storm drain that is very low be raised, a utility pole be moved and a rough spot in front of building be straightened out, she said.

The applicants have been very cooperative, she said.

If all requirements are met, Coombs said, it is expected Dunkin’ Donuts would open next summer.

In other business, Coombs said the board discussed standardizing forms for permits and other applications. She is hoping to be able to get the applications onto the town’s Web site with the help of site manager, Phil Poirier.
