POLAND – A New Hampshire developer has started building an 11-acre condo development here for people 55 years old and older.

Located on the corner of Brown Road and Girardin Lane, Poland Place will feature 14 two-bedroom, ranch-style homes with 1.75 baths and one car garages. Owners can customize the homes with hardwood and tile floors, sun porches, decks and patios. The private community will share a gazebo and will offer walking trails nearby.

Home prices will start at $209,900, with an association fee of about $155 a month. That fee will pay for all outdoor upkeep, including snow plowing and lawn care.

“A lot of people use this as an alternative to a Florida property,” said Belanger Realty’s Nancy Whittier, the listing broker for Poland Place.

Developer Jerry Bowes created similar communities in southern New Hampshire. He has a summer home in Poland and noticed that no 55-plus development seemed to exist there.

Construction has started and Bowes plans to finish the first home in June.
