GREENWOOD – The Appeals Board will rule Sept. 10 on two projects on Round Pond: a marina to be located in the flood zone and a nine-bedroom lodge for up to 20 people in shoreland zoning.
The decision followed Monday night’s meeting after the board viewed the proposed marina site.
Don Lawrence of Woodstock wants to develop the marina off Howe Hill Road. Residents Richard Melville and Skip Potter take issue with the plan.
The site is next to public land and among the requirements for the project are that the parking lot be built 50 feet from the water and 45 feet from railroad tracks.
Melville and Lawrence had different measurements of the property.
The board inspected the site, and Lawrence used a tape measure to determine the distances from the water and tracks.
Concerns about cutting vegetation to place steps to the water were also raised by Melville.
Lawrence assured the board it would only be necessary to cut brush and trees with a small diameter.
“I won’t be cutting anything greater than my fist,” he said.
At the meeting later at the Town Office, Potter said the site was contained within a FEMA-declared flood zone, which would limit commercial activity. The board, however, said it was possible to follow a procedure allowing the docks to be built within the flood zone.
Members will issue an opinion on the case in two weeks.
Also to be decided then is a request by Jon Wells of Greenwood regarding the legality of his dwelling that has been converted to commercial use in the shoreland zone. Wells made the renovations without first obtaining required permits.
Wells requested to be allowed to speak on the matter, and the board wants to examine the issues before ruling.
