DEAR SUN SPOTS: I would like to comment on your answer to No Name about purchasing any kind of foreclosed real estate, whether resulting from unpaid taxes or defaulted mortgage loans or any other reason.

All the information you gave was good, but I would like to add that no one should ever buy any real estate without involving a lawyer in the transaction. He or she would walk the client through the whole process.

One thing I’m sure he or she would insist on is a title search and perhaps the purchase of title insurance. That way, if there are other liens on the property, they will come to light and the attorney will know how to get those liens paid off and discharged and at what cost.

Then, if the property still seems to be worth it, the potential buyer can buy the real estate “free and clear.” I am not an attorney. However I have had a great deal of experience over many years (I’ve long been retired) in mortgage lending. — No Name via email

ANSWER: Sun Spots agrees completely. She has often made that recommendation herself. An attorney might seem expensive, but the cost of a bad deal can far surpass those fees.

MORE ON COMICS: While searching for some other information in her archives, Sun Spots came across the following response to a 2013 question on buying and selling comics that might interest Pulp Man in Peru (Aug. 1).

DEAR SUN SPOTS: I do buy comics on a small scale, and have been known to buy entire collections from time to time. But if the collection is something that I don’t want or on a scale that I can’t handle personally, I could direct them to the other dealers in the state (actually, there are a few that might drive across the border for the right collection).

So, with a similar request in the future, you could have someone contact me directly or they can go directly to my website, www.bigredapress.com, where I have the major dealers listed at the bottom of the home page, although not all the private dealers.
