MINOT – The Planning Board on Tuesday night agreed to hold a public hearing at its May 4 meeting on Gary McFarland’s proposal to double the number of house lots in his Brighton Hill Acres subdivision.
Last November, the Planning Board approved plans allowing McFarland to develop seven lots along a section of Brighton Bill Road less than a mile from the Auburn town line.
The proposed expansion would add a road off Brighton Hill Road to serve seven additional lots on 40 acres between the Brighton Hill Road lots and land owned by the Androscoggin Valley Beagle Club.
The new lots will vary in size from 3 to 10 acres.
James Barker, a land surveyor/designer with Geo-Systems, who is representing McFarland, noted that the subdivision plan is being submitted to the Maine Department of Environmental Protection for review and explained that he will be seeking a conditional approval from the Minot board, that is, an approval conditioned on the DEP’s final stamp of approval.
Barker addressed concerns that board members raised regarding wetlands within subdivision’s boundaries and the fact that the land lies in the Taylor Pond watershed.
Barker said that subdivision plans, as recorded at the Registry of Deeds, would delineate where development can occur on the individual lots, and he said that he was working with the DEP to produce a storm water runoff plan designed to minimize the amount of water leaving the property.
The board agreed to meet at 6 p.m. April 26 to walk the property. The board also met with Cross Road resident Pete Theriault to explore Theriault’s options for moving a woodworking business into town.
