MECHANIC FALLS — The Town Council on Tuesday approved a 12-month agreement with The Boulos Co. to list the former medical facility at 22 Pleasant St. for $349,900.

The former Mechanic Falls Family Practice Center, an urgent care clinic opened in 2004 by Central Maine Healthcare in Lewiston, closed in September 2017.

The town bought the building in November 2017 with the idea of moving municipal offices, the police department and the library there. The $500,000 purchase was financed with a municipal bond, which included $224,500 to pay the loan on the Municipal Building on Lewiston Street.

A structural engineer later determined the medical building could not adequately accommodate all the town offices.

The town has been trying to sell the building since 2019.

A $450,000 purchase and sale agreement with Pythia of Portland for the property was reached in June 2022 but the sale fell through last fall with no reasons given.

In an email to Hodgkins, Noah Stebbins, an associate broker with Boulos, said in the first 15 days the company will “target national, regional and local purchasers through mailers, email broadcasts and calls. A flyer will be developed specifically for this offering and distributed to active local businesses operating in Maine.”

Photos and a description of the property will also be categorized on internet database exchanges such as www.boulos.com and newenglandcommericalproperty.com, as well as utilizing social media and regional business magazines.

In other business, Hodgkins informed the council that the town landfill at the transfer station has a life expectancy of 106 years, according to state guidelines. He said the landfill will undergo state scrutiny every two years.

Hodgkins also announced that Code Enforcement Officer Ryan Smith will also serve as a director on the Maine Building Officials and Inspectors Association.

The council also approved renewing cannabis licenses for High Roller and 420 Pharma and amusement licenses for Little Brick Pub and Mill House Tavern. Little Brick Pub also had its liquor license renewed.
