Construction of a 38-unit condominium complex at Cross and Main streets in Bethel is underway, and developer Tony Donovan said he hopes to have the three-story building closed in before winter.

The elevator shaft, concrete base and wall framing were completed Oct. 21.

The Planning Board has approved changes to the building’s roof and window colors. Donovan is scheduled to return to the board for an undisclosed agenda item sometime later this fall.

Seventy percent of the units are under $600,000.

“It might be a little higher than local market (prices), but these units are going to be very high quality in every respect,” he said.

The building will include one-, two- and three-bedroom units. A two-bedroom unit will be approximately 1,500 square feet. Six one-bedroom units on the first floor will feature heated garages.

“(There is) elevator access, good security, we modified the community room to include a doggie wash,” Donovan said. “We’re pet friendly. There’s an exercise room. We haven’t gotten it approved yet, but there are plans for a dog park.

“There will be EV car chargers, and we’re as energy efficient and as high quality as we can be,” Donovan said.

Ten units have been presold, he said.

Donovan, of Spectrum Real Estate Co. in Portland, purchased the land in 2017. Progress was stalled for eight years due to the COVID-19 pandemic, financing hurdles, and a town-mandated redesign. With updated plans, including a lowered roofline to meet local requirements, Donovan is moving ahead.
