WILTON – Planning Board members voted in favor of a developer who wants to sell five building lots on Village View Street, Code Enforcement Officer Paul Montague said.

The board voted 5-2 Thursday to waive a rule that requires a single entry road to any new subdivision, Montague said Monday. It then voted by the same margin to approve the developer’s preliminary application.

Bob Berry, representing Main-Land Development Consultants, presented a revised preliminary plan that had four house lots sharing two driveways and a fifth with its own for a total of three drives. Five driveways were proposed in the initial plan, which the board had previously voted down.

The board based its vote on the findings of a traffic study, which showed there would be no adverse impact on the neighborhood as a result of the five new homes, that the topography and geography of the land preclude building a single access road, and that developers made every effort to conform to the ordinance. The lots are perched on a narrow strip of land near resource protection zones above Wilson Stream, behind the former Foster factory. Because the building lots are so narrow, there is not adequate room for a single access road.

Berry indicated that he will likely have a final permit application for the board at its next meeting scheduled for Dec. 15. If the board finds the application complete, a second public hearing will be held, most likely in early January, before the board takes a final vote on the project, according to Montague.
